Why your lender's numbers may differ

• Day-count and accrual conventions vary between lenders and can shift interest by small amounts each month.
• Floating rates reset with the external benchmark; this calculator holds the rate constant unless you model a change.
• Processing fees, legal and valuation charges, insurance premiums and GST are not included.
• Part-disbursement during construction, moratorium periods and EMI holidays are not modelled.
• Prepayment may attract charges on fixed-rate loans or loans taken by non-individuals or for business purposes.
• Tax deductions on home-loan interest and principal are not netted off, so your after-tax saving will differ.
